Before a single board is laid, you need to choose the right type of hardwood for your lifestyle and budget. Solid hardwood is exactly what it sounds like — planks milled from a single piece of wood. It's a classic choice that can be sanded and refinished multiple times over the decades. Engineered hardwood, on the other hand, features a real wood veneer over a layered core, making it more stable in environments with fluctuating humidity — something that matters a lot here in the Pacific Northwest.

You'll also want to consider species. Oak is one of the most popular options because of its durability and the way it takes stain. Maple, hickory, and walnut are also common choices, each offering a distinct grain pattern and hardness rating. Harder species tend to resist denting better, which is important in high-traffic areas or homes with pets and children.

Acclimation: A Step You Should Never Skip

One of the most overlooked parts of hardwood installation is acclimatization. Wood is a natural material that expands and contracts with changes in temperature and humidity. Before installation begins, the hardwood planks need to sit inside your home — in the rooms where they'll be installed — for a minimum of three to five days. This allows the wood to adjust to your home's specific climate conditions and helps prevent warping, gaps, or buckling after installation.

This step is especially important in the Vancouver and Portland area, where we experience wet winters and dry summers. Skipping acclimatization is one of the top reasons hardwood floors fail prematurely.

Subfloor Preparation Is Everything

Any high spots or dips greater than 3/16 of an inch over a 10-foot span need to be addressed before installation begins. Nail-down installation is the traditional method and is typically used over a wooden subfloor. A pneumatic flooring nailer drives cleats or staples through the tongue of each board at an angle, securing it firmly to the subfloor. This method provides a solid, stable floor with a classic feel underfoot.

Glue-down installation is common over concrete subfloors and is often used with engineered hardwood. A special flooring adhesive is spread across the subfloor, and the planks are pressed into place. This method creates a very stable floor and reduces the chance of movement or squeaking.

Floating installation means the planks are not attached to the subfloor at all. Instead, they lock together using a tongue-and-groove or click system and rest on an underlayment. This method is faster and works well with engineered hardwood in spaces where gluing or nailing isn't practical.

Finishing Touches and Long-Term Care

If you've chosen unfinished hardwood, the boards will need to be sanded smooth and then sealed with your choice of stain and finish once the installation is complete. Pre-finished hardwood arrives from the factory with the finish already applied, which saves time but requires careful handling during installation to avoid scratching the surface.

Once your hardwood floor is in place, maintaining it properly will keep it looking great for decades. Sweep or vacuum regularly to remove dirt and grit that can scratch the finish. Use a damp — never wet — mop for cleaning, and always use products specifically designed for hardwood floors. Place felt pads under furniture legs and use area rugs in high-traffic zones to reduce wear.
